Bad Assumptions

Below is a list of bad assumptions or ineffective actions concerning mold:


  1. Bad Assumption:
     
    Overlooking that mold can and will do damage to both house and body.
  2. Facts:
    No one has set an “official safe limit” for mold contamination, but many respiratory diseases and allergy conditions have been associated with mold. Since mold has a very large appetite for household building materials, a good deal of house and body damage can be done in a very short period of time.



  3. Bad Assumption:
     
    Assuming that there is no mold problem because there is no visible mold growth
  4. Facts:
    The worst mold infestation problems are often the ones you cannot see underside of floors, ceilings cavities and framing buried in insulation, walls cavities, basement crawl space, attic space, heating and cooling equipment, ducts and even hidden behind wallpaper. Airborne mold spores are invisible to the eye and are easily carried in air current movements or in the air flows of your heating/cooling system.



  5. Bad Assumption:
     
    Hoping that a new home is mold free.
  6. Facts:
    Today’s new homes often come with built-in mold infestation problems because:
    • Building materials have mold spores when they are received from the builder’s supplier
    • Use of modern building materials like chip wafer boards, drywall (plasterboard), & plywood--- all of which are very palatable food for mold spores.
    • Modern energy efficient building techniques create moisture retention and the perfect mold growing areas.
    • Failure to spray selected construction materials with at least one spraying of an EPA-registered antimicrobial agent for mold at dry-in phase of construction which will shield your home from mold infestation.




  7. Bad Assumption:
     
    Assuming that after an area has dried it is now mold free.
  8. Facts:
    Mold needs moisture to grow and to multiply as its eats your home building materials and personal possessions. This moisture can come from high indoor humidity which many times is above 50-55% relative humidity some or all of the year. Roof leaks, siding leaks, and plumbing leaks or in our case along the Gulf Coast, a Hurricane named Ivan can and will add more than enough moisture. If mold spores do not have moisture, they do NOT die. Instead, they become dormant as spores, and can wait millions of years in some cases for access to high humidity or a future water intrusion. Dormant mold spores can make some mold-sensitive persons sick. Even the smell of dormant mold can make some people very sick.



  9. Bad Assumption:
     
    Using chlorine bleach to kill mold.
    1. Facts:
    2. It is too diluted and thus too weak to permanently kill mold unless the mold is on top of non-porous surfaces like counter tops, porcelain fixtures or vinyl tile for examples. Almost any disinfectant can kill mold growth on hard surfaces. The mold remediation problem is mold growth in porous building materials like wood timbers, drywall, chip board, plywood, and carpeting/padding. To deal with mold in porous materials, it is best attacked by the combination of mold killing, mold removal, and mold prevention techniques. Prevention being the key.
    3. What little killing power chlorine bleach does have is diminished significantly as the bleach is stored in warehouses and on grocery store shelves or inside your home or business [50% loss in killing power in just the first 90 days inside an unopened container]. Chlorine constantly escapes through the plastic walls of its containers.
    4. The ion structure prevents chlorine from penetrating into porous materials such as dry wall and wood--- It just stays on the outside surface, whereas mold has enzyme roots growing inside the porous construction materials.
    5. Chlorine Bleach is NOT registered with the EPA as a disinfectant to kill mold. You can verify this important fact when you are unable to find an EPA registration number for killing mold on the label of any brand of chlorine bleach.




  10. Bad Assumption:
     
    Using ineffective products to kill mold.
  11. Facts:
    ---such as Kilz, regular paint, paint containing a fungicide element, any paint, Lysol, ammonia, and other household cleaners and disinfectants. Painting over a mold problem does not solve it---it only hides the problem temporarily and gives the mold something delicious to eat---the paint itself. The labels on the product will usually state: “EPA-registered wood preservative for the protection and treatment of lumber against fungal decay and wood destroying insects.” Notice that mold is not mentioned. They are mainly water based boron products. They do not fix the mold problem but are very good for termites and compatible with a microbial product.



  12. Bad Assumption:
     
    Just spraying household disinfectants on the mold will take care of the problem.
  13. Facts:
    Only EPA-registered microbial agents can kill mold, and just spraying visible mold does not solve mold problems. You need to kill all visible mold encountered in mold remediation, and the agent needs to also seal and protect against future mold. Getting occasionally wet should not affect the agent. All mold damaged building materials such as sheetrock and paneling materials need to be removed and replaced with mold-free building materials, including all insulation. Use of personal protection, gloves, safety glasses and a respirator, is recommended when handling mold contaminated building materials.



  14. Bad Assumption:
     
    Using contractors that are not certified in product use and do not offer a product warranty.
  15. Facts:
    In today’s insurance environment, the only long term protection the owner will have available will be a good warranty that does not contain exclusions that make it useless. Our product warranty is 20 years.



  16. Bad Assumption:
     
    Cutting corners.
  17. Facts:
    Failure to remove or treat all the materials that were exposed to flood water will leave vulnerability in the treatment that may and in many cases do come back to haunt the owner years later.



  18. Bad Assumption:
     
    Ignoring the legal aspects.
  19. Facts:
    In the future if there is a problem, the person who had control, custody and care of the property will be liable for future damage which seems to be the trend at present. The most expensive case we know of now is a lawsuit on a large complex for $3 billion! It will pay to make sure there are no mistakes.
